Connect 38 (Completed): Developed by Quinn Estates and George Wilson Holdings, Connect 38 is the first phase of the Ashford Commercial Quarter and offers 80,500 sq. ft. of Grade A office space.
The Coachworks (Completed): Developed by London-based architects Turner.Works, The Coachworks offers co-working and studio spaces, as well as food and drink outlets and an event space next to the town centre.
Elwick Place (Phase 1 Completed): A leisure and restaurant complex developed by Stanhope PLC, Elwick Place is home to The Ashford Cinema (formally Picturehouse) as well as a range of restaurants, a gym and a model train centre.
Curious Brewery (Completed): The Curious Brewery is a key investment location in Ashford. Not only is this a working brewery, but it also includes a shop, a bar and a restaurant, making it a tourist destination.
Ashford College (Phase 1 Completed): Helping bridge the skills gap in Ashford, the Ashford College is one of Ashford Borough Council’s Big 8 projects. The first phase is complete and welcoming students in a central location.
Commercial developments across the borough
Newtown Works (Planning approval granted): A film studio-led £250m regeneration project, Newtown Works will offer state-of-the-art film production studios, as well as commercial and residential space.
Eureka Park (Completed): Eureka Park is already home to national and international businesses including EDF, ICU Medical UK and The RIFT Group and a further 375,000 sq ft of commercial space is available for development.

Orbital Park (Phase 2 underway): With its first phase home to industrial, trade counter and the motor trade, Orbital Park’s Phase 2 is a key investment location for businesses, with up to 8.65 hectares of development space available.
Carlton Road Business Park (Completed): Located next to Junction 9 on the M20, Carlton Road Business Park offers 50,046 sq. ft. of warehouse space, making it an ideal location for manufacturing and logistics businesses.
Ashford Designer Outlet Expansion (Completed): Part of Ashford’s Big 8 projects, the expansion was completed in November 2019. It is home to over 100 stores and restaurants, as well as Europe’s largest living wall.
Residential Developments:
The South Ashford Garden Community (SAGC) (Underway): SAGC is made up of three developments, Chilmington Green (5,750 homes) and two proposed sites: Court Lodge (950 homes) and Kingsnorth Green (550 homes).
Finberry (Phase 1, 2, 3, 4 complete. Phase 5 underway): Finberry will include 1,180 new homes, delivered in 14 phases and will have a village centre, a new school and all necessary facilities.
Conningbrook Lakes (Underway): This residential development will include 300 new homes located in one of Ashford’s most stunning country parks and is a joint venture between Wester Hill Houses, Latimer and Clarion Housing Group.
Riverside Park (Underway): Developed by GRE Assets, The Riverside Park residential development will include high-quality 246 apartments and 26 town houses once complete.
Victoria Point (Underway): Elevate Property Group’s Victoria Point will include high-spec 216 apartments located opposite the Curious Brewery.
Infinity Ashford (Planned): Infinity Ashford, is a landmark high quality residential development on a prominent brownfield site, aiming to regenerate into a thriving neighbourhood.
